Propasal 6: NATURA’S LANGKAWI

NATURA’S LANGKAWI


 INTRODUCTION 

     The central area chosen for this project is Langkawi’s Kuah town center, the main growth center in Langkawi island. The island has an area of 47,848 hectares and 99,000 population in 2015. It is a cluster of 99 island on Andman Sea in Malaysia and off the western coastline of Malaysia’s mainland, about 30 km from Kuala Perlis and 51 km from Kuala Kedah. Kuah town is located on the southeast corner of the island and is strategically located within the vicinity of the arrival point for most of ferries. The town has about 30,000 population in 2015 and it sits on reclaimed land. Kuah was once a fishing village before becoming Langkawi’s major commercial hub. 

    Landuse development and building use is study on existing landuse on the site and type of building use at the commercial area. The existing landuse cover residential area, commercial area, public facilities, infrastructure and utilities and government buildings in Kuah Town center. In our site survey and observation, Kuah Town center need a lot of improvement in landuse development that focus on tourism aspect 8based on the local area plan Langkawi 2030.

 OBJECTIVE 

         • To identify existing landuse development and commited development

         • To analysis potential area to develop suitable development

         • To find constraint in landuse development and issues related to planning development

      



 SITE BACKGROUND



KEDAH

Kedah also known by its honorific Darul Aman or "Abode of Peace" is a state of Malaysia, located in the northwestern part of Peninsular Malaysia. The state covers a total area of over 9,000 km², and it consists of the mainland and the Langkawi islands. The mainland has a relatively flat terrain, which is used to grow rice, while Langkawi is an archipelago, most of which are uninhabited islands. To the north, Kedah border.






LANGKAWI

Langkawi, officially known as Langkawi, the Jewel of Kedah (Langkawi Permata Kedah), is a district and an archipelago of 99 islands (5 small islands visible only at low tide) in the Andaman Sea some 30 km off the mainland coast of northwestern Malaysia. The islands are a part of the state of Kedah, which is adjacent to the Thai border. On 15 July 2008, Sultan Abdul Halim of Kedah consented to the change of name to Langkawi Permata Kedah in conjunction with his golden jubilee celebration. Langkawi is also an administrative district, with the town of Kuah as its largest town. Pentai Cenang is the most popular beach and tourist area in Langkawi, with tens of thousands of visitors each year.




KUAH

Kuah, Kuah Town or Bandar Kuah is a town, mukim and district capital of Langkawi, Kedah, Malaysia. It is the entry point for those coming by ferry from either the mainland or Penang Island. The town is centered on its jetty, which brings in flocks of tourists each year who come to enjoy the shopping and other attractions of Langkawi. Over the years, Kuah has developed into a modern and vibrant town with many shopping and dining opportunities, helped by the astounding growth of visitors to Langkawi.

RESIDENTIAL

  • The house design can be determined by the surrounding activity and culture of the place.
  • The housing area that located near to the government building is in well structured while at the coastal area, the placement of the house is in scattered. 
  • The waste management at the neighborhood area more organized houses that located at coastal area

COMMERCIAL

  • The commercial area with sufficient facilities can be found at the well planned building such as the duty free shop and jetty. 
  • The building of commercial mostly in good condition and well maintained. Some of the building with old design also can be found and still in operation. 
  • The commercial area also have a good accessibility that can be travel by private vehicle and public transport.

  •  There are 2 type parking provision which divide off-street parking and on-street parking. In attraction area focus on off-street parking while in commercial area focus on Right-Angle parking (90). Parallel Parking (180) and Herring Parking (60)

                Pedestrian Walkway

  • Pedestrian walkway are located thru Persiaran Putera, Jalan Padang Matsirat, Jalan Ayer Hangat, and Lencongan Persiaran Putera. This pedestrian walkway connected from Jetty Kuah to town center easier for tourist to travel the Langkawi Island 


Public transportation

  • There are only 2 types of public transportation in Langkawi which is E-Hailing/taxi and van. But there are more vehicles that people can rent such as motorcycles and cars at low price

Parking and pedestrian walkway

  • Based on parking lot and pedestrian walkway that has been locate in the map, there are 6 off site parking and 5 on site parking. The total site area is 810 hectares so the number of parking lot that has been proposed are not sufficient and cause people to park their car at restricted area. Lack of parking also lead to high traffic congestion
  • The pedestrian walkway that are connected to the major road within the proposed site is good traffic management planning. This is because local people or tourist can use the pedestrian walkway to travel from Jetty Kuah to town centre

ECONOMIC BASE

Household Income

  • According to respondent, the highest income of the people for the B40 group is in the private sector and has a salary range of RM901 – RM 3000. Meanwhile, the income of the N40 people is also in the private sector and has an estimated total salary of RM3000 – RM9000. The highest income group for the T20 group is in the government sector and has a salary range of RM9001- RM30,000 in Kuah, Langkawi. As a summary, the group B40 is the highest (70%) of household income in Kuah, Langkawi. So, there is needing improvement for increase household income with develop new potential economic focus in the area which is large scale economy tourism. Because tourism is the main sector in Kuah,Langkawi.

Supply and demand

  • Based on respondents survey of economic sectors in Langkawi, the main sector is tourism. First, the economy, tourism is high order for the type of accommodation offered here is hotel at 47.2 % and low order is the accommodation application is 5.6%. In addition, respondent attraction activity in the highest demand was eco tourism at 33.3 %, compared to the lowest was cultural/craft tourism and 2.8 % local hunting.

Commercial Economy

  • In commercial economy, their supply based on thr types of commercial. The higher order of supply is services which is 37.5%. While for the low order it only have 8% obtain by the other types of commercial. For the demand, the high order is the current services provider thet capable to cater the public which is 58.6%. While the supply chain obtain 41.4% does not capable the public

Number of tourist arrival

Domestic and international tourist arrivals to the Langkawi District has increased from year to year, from 3.62 million in 2018 to 3.69 million in 2019 increase by 0.07 million. This is because, many interesting places in Langkawi have been introduced.

TRANSPORTATION USE TO ENTER LANGKAWI AREA

  • There are 4 transportation use to get to Langkawi.

  • Provide transportation facilities near jetty, airport and so on.

  • Provide add enough waiting space.



  • The graph shows frequency of tourists to Langkawi the highest is December that is, at the end of the year because they can celebrate Christmas for international tourist and domestic tourist because school holiday

  • There are tourist arrival to Langkawi from January until December 3 years series.

  • Enhance and beautify the tourist spot.

TOTAL USE OF PUBLIC TRANSPORTATION (RM mil)

  • The flow chart shows the currency fluctuations in the use of public vehicles. This trend is due to unpredictable flow of tourist arrivals to Langkawi from year to year.

INTRODUCTION

- Nature is being redefined to qualify for restoration of green coherence in city’s surface, by transforming into an innovative system of urban defragmentation. In urban setting, nature emerges as the new trivial aesthetic vision for urbanized fields, bearing new meanings and cultural expressions. Urban nature is important in all of its manifestations, from private gardens, tree plantations and city parks to land used for recreational purposes in or near the city. This wide range of options permits users to select what is best for them and make nature a part of their daily lives.


VISION
- A vibrant Natural Town by 2035.


GOAL
- To preserve the natural beauty of Kuah while enhancing the urban economic funtions.


 
OBJECTIVE
- To strengthen the commercial sector and tourism's support service
- To introduce environmental friendly measures withhin the urban community and encourage active lifestyle
- To promote green technology in infrastructure and future urban development






ELEMENT OF NATURE CITY

Ø Green and Blue Oxygen
•    One of the fundamental components of urban infrastructures, in general and the green cities in particular is represented by the green areas. These areas encompass all the space with planted flower, shrubs or trees while the urban green area system include of both the green space within the city and those lying on its outskirts. In the structure system one can distinguish three type of green area distribution in patches in strips and composite.
ØThe Green Corridors or Greenways
•    A network of linear space conceived, planned and managed for multiple purpose including recreation and biodiversity conservation. At the same time they have an aesthetic and cultural role or any other role that is compatible with the sustainable use of the territory.
ØThe Green Belts
•    Are areas delimited around the large cities with a view to protect the element of natural setting. At the same time they are meant to prevent their uncontrolled expansion to preserve the valuable traditional landscape and to ensure additional areas for leisure and recreation.
ØThe Street Network
•    In the garden cities transport infrastructures should have a minimum impact on the natural components the environment and especially on soil permeability and oxygen producing areas.

Strategies 1 : Parking

ØIdea : New parking

  •      NEW PARKING

-        The parking area is extended to areas with frequent congestion such as Jetty Point, Langkawi. This method can reduce congestion problems while at the same time avoiding accidents such as vehicle crashes due to parking violations such as pedestrian crossings.



Strategies 2 : Residential

ØIdea : New residential development

  •     NEW RESIDENTIAL DEVELOPMENT

-        Provide areas for new housing at the area of Jalan Beringin. This is because the areas is a forest area and it is close to the existing resort. The type of housing that suitable to be developed at the area is twin housing because there is a beautiful view and strata housing are provide for the local. They can make homestay in that area to attract tourists to rent



Strategies 3 : Landscape

ØIdea : Provides a scenic path with shady trees and landscapes

  •     PROVIDES A SCENIC PATH WITH SHADY TREES AND LANDSCAPES

-  The provision of shade trees along the footpath serves as a sunset shade. Tourists attending or jogging will avoid sunlight. An attractive landscape also plays a role. Beautifully designed garden or garden creates a pleasant atmosphere and feel. Properly designed landscapes look very stylish and neat. This method is closely related to issues found in legendary parks and chogms affected by unattractive and uninhabited, poorly maintained surroundings


Strategies 4 : Pedestrian path

ØIdea : Provides pedestrian access

  •     PROVIDES PEDESTRIAN ACCESS

-   The provision of pedestrian walkways is done mainly in the legendary and chogm garden areas. Route Special pedestrians for the disabled are also being conducted. Roads especially for the disabled need to be built for well-being this group. Specific routes for the disabled should be provided to facilitate travel and improve the safety of this group. This is closely related to the issues facing the area. The pedestrian path to the legendary park and the chogm have not been restored. The condition of these potholes, numerous water reservoirs and uneven terrain
